Pursuant to New York Real Property Law §442-H, real estate brokers are required to “institute standardized operating procedures for the prerequisites prospective homebuyers must meet prior to receiving any services.” Below you may find Closer Real Estate Inc.’s standard operating procedures as required by this new law:
Closer Real Estate Inc. does not require prospective buyer clients to show identification before working with a Closer Real Estate agent. However, prospective buyer clients may be required to show proof of identification (a) when attending an open house and listing agent and/or homeowner directs them to show identification, (b) when a third party, including but not limited to a seller or listing agent, directs them to show identification, (c) when the management company, building security, or alike, where the property is located requires them to show identification.
Closer Real Estate Inc. does not require exclusive broker agreements from prospective buyers; however, Closer Real Estate Inc. may require an Exclusive Buyer Broker Agreement if a prospective buyer wishes to become a client of Closer Real Estate Inc.
Closer Real Estate Inc. does not require a pre-approval letter for a mortgage loan / proof of funds before working with an agent. Although we, as broker, do not require such information; a third party including but not limited to a seller of real estate, a listing agent, or an owner’s representative, may require this information prior to scheduling a showing for a property.
